Miami Beach, known for its Art Deco heritage, is entering a new chapter with an influx of luxury hotel developments. In the late 1980s, the restoration of South Beach’s Art Deco buildings marked the beginning of this transformation. Now, leading hospitality brands like Aman, Rosewood, and Bulgari are set to elevate Miami Beach’s allure to new heights.
In 2022, Miami Beach and the greater area experienced a significant boom in the hotel sector, selling over 17 million hotel room nights, a 12.7% increase from the previous year. This surge is partly driven by the redevelopment of iconic properties like The Raleigh. Purchased for $103 million in 2019 by SHVO and partners, The Raleigh is undergoing a major overhaul, set to emerge in 2025 as The Raleigh, A Rosewood Hotel and Residences.
This redevelopment, involving a meticulous restoration of the historical structure and the addition of a new 17-story residence tower, is a testament to the evolving face of Miami Beach. The project aims to retain the original charm of the hotel, including the famous pool and classic bars while introducing modern amenities and a private members club.
However, this transformation has not been without controversy. Preservationists have raised concerns over the demolition of adjacent buildings like the Richmond and South Seas hotels, preserving only their facades to make way for the new development.
Other notable projects include Auberge Resorts Collection’s revival of the Shore Club and the neighboring Cromwell Hotel, adding a 200-foot residential tower. Similarly, Aman Miami Beach is revamping the former Versailles Hotel, complemented by a new 22-unit condo tower.
Bulgari Hotels & Resorts is also entering the scene, refurbishing the former Seagull Hotel. This project aims to blend the elegance of Bulgari with the timeless Art Deco style, offering a luxury experience with suites, an outdoor pool, a spa, and a restaurant helmed by a Michelin-starred chef.
While these developments signify a shift towards modern luxury, they also raise questions about the preservation of Miami Beach’s Art Deco heritage. Nevertheless, the future of Miami Beach is undeniably geared towards a five-star experience, combining the best of historical charm and modern opulence.
